These terms apply when you use landlordsums.com. By using the site you accept them. If you don't, please don't use the site.
1. What the site is
Landlord Sums provides free calculators, guides and general information for people who let residential property in the UK. It is for general information and planning only.
2. Not advice
Nothing on this site is financial, tax, legal, mortgage or investment advice, and nothing here is a recommendation to buy, sell, let, borrow, restructure or transfer property. We don't know your full circumstances, and the calculators can't take account of them all.
Before you act, including serving a notice, buying a property, moving property into a company or filing a tax return, get advice from a suitably qualified professional such as an accountant, solicitor or regulated mortgage adviser.
3. Estimates, not guarantees
Calculator results are estimates based on the figures you enter, the assumptions shown on each page and the rules as we understand them on the date shown. They may contain errors, may leave out rules that apply to you, and may be out of date when rates or laws change. We try to keep everything accurate, but we don't promise that the site is complete, correct or current.
4. Where the rules apply
Unless a page says otherwise, the calculators and guides use the rules for England, and for tax the rates for England and Northern Ireland. Scotland and Wales have different rules for income tax, property taxes and tenancies.
5. Our liability
You use the site at your own risk. As far as the law allows, we aren't liable for any loss or damage arising from your use of, or reliance on, the site or its results, including lost profit, tax, penalties, interest or costs.
Nothing in these terms limits liability that can't be limited by law, including for death or personal injury caused by negligence, for fraud, or your rights as a consumer under UK law.
6. Links and other businesses
The site links to other websites and may link to products and services from other businesses. We don't control them and aren't responsible for their content, products or advice. Where we earn a fee or commission from a link, we'll say so.
7. Using our content
The site's content, calculators, design and code belong to Landlord Sums. You can use them for your own personal purposes and share links to them. You can't copy, republish or sell them, or build them into another product, without our written permission.
8. Paid products
Paid products such as the Landlord Portfolio Toolkit spreadsheet are sold under the terms of the platform you buy from and the licence included with the product. Section 2, 3 and 5 of these terms also apply to them.
9. Changes
We may update the site and these terms at any time. The date at the top shows when the terms last changed.
10. Law
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction, except where consumer law gives you the right to bring a claim where you live.
