What it does

Dashboard: portfolio value, mortgages, equity, loan to value, yields and monthly cash flow, plus alerts for overdue checks, fixed rates ending within six months and properties below EPC C.
Properties: up to 20 properties, with yields, cash flow, fixed-rate end dates and the earliest legal date for a rent rise.
Transactions: log rent and costs with drop-down lists. The tax year fills itself in.
Tax Year: profit and tax on your rentals for any year, including Section 24, the £100,000 allowance taper and the April 2027 rates, plus a Making Tax Digital check.
Personal vs Company: five years side by side, and the one-off cost of moving properties into a company.
Compliance: gas, electrical, EPC, insurance and licence dates, with status that updates every day.

Does it work in Google Sheets?

Yes. Upload the file to Google Drive and open it with Google Sheets. It also works in Excel 2010 or later on Windows and Mac.

What happens when tax rates change?

Every rate lives on one Settings tab, with its source, so a Budget change means editing a few cells rather than formulas.

How many properties can it handle?

Up to 20 properties and 600 transactions, which covers most private portfolios.

Is it tax advice?

No. It gives estimates to help you plan and keep records. It doesn't replace your tax return or an accountant.
