Does it work for BRRR and ordinary buy-to-let?

Yes. Choose BRRR to model a refurbishment and refinance, or Buy and hold to keep the first mortgage.

Does it work in Google Sheets?

Yes. Upload the file to Google Drive and open it with Google Sheets. It also works in Excel 2010 or later on Windows and Mac.

Does it include stamp duty and tax?

Yes. Stamp duty at the additional property rates for England and Northern Ireland, and tax on the rental profit for personal or company ownership, using the rates on the Settings tab.
