A new national register opens region by region from 15 December 2026. Here's when your area opens, what it costs and what you'll need.

The essentials
- Every private landlord in England must register themselves and every rented property.
- The fee is £65 per property, renewed every year.
- Registration opens region by region from 15 December 2026. Each region has three months to register.
- Every currently let property must be registered by 14 November 2027.

The region is where the property is, not where you live.
What you'll need
- About you: name, date of birth, home address, phone and email. Companies give their legal details and the person registering.
- About each property: address, type, bedrooms and who lives there.
- About the tenancy: the rent, how often it's paid and whether bills are included.
- Certificates: your current gas safety record, electrical report (EICR) and EPC, plus any energy-efficiency exemption.
Keep the entry up to date. Changes must be made within 28 days.
What happens if you don't register
- Fines of up to £7,000 for a first breach, rising to £40,000 or prosecution for repeat breaches or false information.
- Once your region is live, you can't advertise an unregistered property.
- You generally can't get a possession order for an unregistered property, except on anti-social behaviour grounds.
Get ready now
- Find your region's opening date in the table above.
- Gather digital copies of each property's gas safety record, EICR and EPC. Renew anything close to expiring.
